Lot Selection:

There are a LOT of questions about the LOT?? If you already have a lot, then we are good to go, If you need us to bring the lot we are ready. We usually have several in inventory, but if not we always have our realtors on the lookout for great spaces to build dream homes. 

House Plan:

We can make this very complicated process of drafting your plans very manageable. We can use your pre-selected plan, help you customize a plan that already exists or we can start from scratch based on your dreams, desires and budget.


We dedicate a design professional to each one of our custom home buyers. The designer will walk you through all the material selections to make sure we have them on time and that you are within the allotted budget. 

The Detailed Process:

  1. Deciding what needs to be baked into your new home: To begin designing and selecting a plan we need to find out exactly what you are looking for. Number of bedrooms, number of bathrooms, rooms you require like a study, formal living room, great room, bonus rooms. We need to know what your budget and timeline for the build is.

  2. CHOOSE & CUSTOMIZE FLOOR PLAN Once we have gathered as much information as we can, the plan selection is possible. There are many existing plans we can make modifications to that will meet your desired build or we can have plans drawn from scratch. This is really your choice and depends on how much you would like to spend on your plans. Taking an existing plan and making modifications cost significantly less than starting from scratch.

  3. CHOOSE YOUR HOME SITE Based on the plan of your desired build, we can help you select the perfect home site that fits your specifications. We also can build on your lot or land, and if needed coordinate clearing or demolition of existing structures.

  4. SO WHAT’S IT ALL GOING TO COST? Once we have a plan, the lot and your custom requirements we will give you the final cost to build your new home. Based on this amount we require a 5% down payment to break ground as well as proof of permanent financing provided from your lender.

  5. SIGN BUILDING AGREEMENT Once you execute our contract, provide us with your down payment and permanent financing letter, construction begins.

  6. Pre-construction meetings and timelines: Before Construction begins you will be provided with an estimated timeline for selections to be submitted.

  7. MAKING SELECTIONS All of your custom selections including: Hardwood floors, custom countertops, Tile , Paint Colors, brick, stone, electrical and plumbing fixtures etc. will be selected at this time. You will be working with our designers during this phase of construction.


    • The dirt work: Tree and brush removal, Grading and cutting the pad.
    • Foundation and mechanical ground work and stubs.
    • Framing & Roof Structure
    • Mechanical Rough ins (HVAC, electrical and plumbing)
    • Insulation
    • Drywall
    • Trim and Cabinetry
    • Interior Finishes/ Finals
    • Exterior Finishes
    • Final Walk Thru
  9. CLOSING DAY and warranty period begins
    Once you have approved the build on final walk through then we will finally close on your build. You will enjoy the peace of mind of our builders warranty which is issued by the Oklahoma State Home Builders association.
